An affluent suburb of the Princeton market, this well located 25,000 square foot research and technical facility is situated on 5+/- acres minutes from the Princeton University campus. A creative deal was structured with the existing tenant who had the option to buy the building from the owner/landlord within a specified time period but lacked the funds to exercise that option. A mutually beneficial financial arrangement and lease was entered into with the tenant providing them with the right to acquire the property from us at some future date based upon a predetermined cap rate. The land and building were acquired in an all cash transaction that closed within 30 days of contract signing.
