This class-A, 48,000 square foot office building is situated on 3.5 acres at the intersection of Parsippany Road and Littleton Road, within one-quarter mile of Routes 46, 80 and 287. We had the opportunity to get involved with this site when the prior owners of the property were unable to gain approvals to build an office building at this location. Working closely with local officials, we successfully overcame all obstacles in our way, including addressing legitimate concerns about traffic impacts. We procured a commitment for the entire building from a single, credit worthy tenant just prior to completion of construction; whereby, significant tenant improvements were undertaken for the specific needs of this tenant. The original occupant of the building has since outgrown the facility and the entire building is now used by a college as a satellite campus.
