Krame Development acquired an existing 50,000+/- square foot industrial/research facility on approximately 26 acres of land from ASARCO (American Smelting and Refining Corporation), a New York Stock Exchange listed company and the largest processor of copper in the world. This functioning yet obsolete three-story industrial facility was well located at the intersection of two County roads in a highly populated area. Unfortunately, existing zoning guidelines did not permit retail use and the site was considered “contaminated” by NJDEP standards. Furthermore, local opposition to the proposed project by adjoining property owners made the approval process very difficult, resulting in litigation. Ultimately, the property was improved with a 145,000 square foot community shopping center anchored by tenants such as A&P, Sears Hardware, CVS, Radio Shack, Goodyear and McDonald’s. In addition to remediating the site and implementing an on-going monitoring program, we completed an extensive amount of off-site improvements and donated a 10 acre parcel of land to the municipality for use as open space or passive recreation. Furthermore, our efforts led to compliance by the municipality with its affordable Housing obligations.
