Initially consisting of approximately 65 acres of the former Pistol Creek Golf Course, approximately 45 acres were donated to the City of Middletown to be used only for conservation, open space and/or passive recreation. Site Plan and Subdivision Approvals were obtained for twelve Single-Family Estate Homes to be situated high on a hill with unobstructed views for miles and miles. The adjoining open space will enhance the quality of this project, making it one of the most desirable locations in the entire city. The complicated approval process required special permits from the Army Corp of Engineers, special waivers from the State Planning Office and the CTDEP, as well as inter-municipal agreements between Berlin and Middletown to allow the project to be served by public water and sewer service. Given changing circumstances and market conditions, it is anticipated that approvals for an alternative form of housing will be pursued.
